Lot Splits and Combinations

Splits

To split a parcel of property in Waterford Township you must file a lot split application at the Assessing Department. Along with the lot split application the applicant shall provide four (4) copies of a drawing and legal description of the requested splits prepared by a registered land surveyor or professional engineer to scale (not less than 1’ = 100’), drawings shall show all existing structures on the parcel which are within fifty (50) feet of the boundary lines of the parcel to be split.

NOTE: Assessor may waive the above requirements on simple lot splits.

All taxes must be current on parcels affected by the split or the combination requested.

The split needs to be reviewed and approved by three departments:

Planning Department
Assessing Department
Engineering Department

Acreage Parcel Splits

Effective date August 4, 1989

First Split (two resultant lots): $75.00
Additional resultant lots (each): $25.00
Recording fee if split is approved: $200.00

Platted Lot Splits

Effective Date August 4, 1989

First Split (two resultant lots): $50.00
Additional resultant lots (each): $25.00
Recording fee if split is approved: $200.00

Combinations

The application for combining parcels is available in the Assessing Department and there is no fee required. All taxes must be paid and all parties who have a legal interest in the property must sign off on the split and combination application.
